Real Estate Update--A Look At Longport, NJ 08403    By Gary D. Simmens

Longport is located on the southwest corner of Absecon Island, and was once about 180 acres bigger in size, until

a series of storms took out about 10 streets which were washed away between years 1900 to 1916. The Great Egg Harbor Island
inlet shifted north, and neighboring Ocean City island gained ground then, and was extended by what is known as the "Gardens "
section of Ocean City, NJ. 
As one rides through and visits Longport today, beautiful stunning newer homes prevail everywhere with numerous
new construction 3 story homes . The average median sales price for Longport in 2018 was $1,150,000.00,which was a jump up of 15.1 % from 2017 median sales price.  Look at that compared to the average median sales price for Atlantic County in general for 2018 was $185,000.00  The property tax rate is favorable to homeowners because of the high number of 2nd homeowners and no schools prevail at all in Longport, which has sending rights to nearby town of Margate for education for grades kindergarden to 8th grade. High school students go to Ocean City high as of 2014-2015 school years.
In year 2014, nearby residents of the waterfront community of Seaview Harbor, located across the beach thorofare, submitted a petition to join
the neighboring Longport, citing the lack of access to the rest of Egg Harbor Township, NJ and high taxes as reasons to want to join up with Longport.
In November of 2016, the township committee voted to deny the secession plan.
The highest price single family home to sell so far this year in 2019, was for $6,650,000.00 in April being a 7000 square foot beautiful 6 Bedroom 7.5 bath beachfront. As well, in 2018 the most expensive single family went for $5,140,000.00  being a 5 bedroom oceanfront in the point area. The most expensive condo to sell so far this year was a 2 bedrooms 2 bath for $525,000.00. The improving economy along with the fabulous low historic interest rates makes it a perfect time to invest in Longport , NJ and all areas along the South Jersey shore area.
