The Spring market is starting early this year. The median sales price is rising up on the mainland towns in Atlantic county, and the shore towns are doing well with consistant sales in the higher price ranges up to $700,000 in the right locations. When selling a home, making it show ready is critical and price correctly and combining it with a quick public open house on a Saturday or Sunday will yield a seller great results often times for multiple bids quickly and sometimes if the home is in the right location packaged with the right list price, we get at times bidding wars for over asking price sales.

I just did an open house for two hours this past Saturday on a nice listing I had in Egg Harbor Township, NJ a well prep home in fabulous move in condition, the result was fantastic, over with 26 different buying parties (67 people all together were at the home in 2 hours). 5 Couples were there to see the home for 2nd and even for the 3rd time with one couple, These 5 couples, saw it for the first time during the first 4 days of being on the market and came back. 

I marketed it on social media, with free and paid ads and exposure to over 300 websites and it was marketed aggressively and blasted out to all local realtors for top exposure quickly. This marketing yields multiple offers quickly in less than 6 days on the market for a top sales price. Pricing correctly with the right exposure to create strong interest, with a open house promoted in the very beginning in the first week to 10 days on the market, will yield great results!

Open houses, when promoted correctly, and the home priced correctly save the seller time with other showing times NOT consuming a sellers busy schedule and creates excitement for the fact that buyer know they could loose the home to other buyers looking aggressively.
